(Each client is assigned a unique access code that allows them to only see their loan's status)

Get Preapproved by Sara
Look with your Realtor for a home that fits your portfolio

Make an Offer to purchase (provide an Earnest money deposit by check)

Your Realtor presents offer to seller and seller's agent.

IF ACCEPTED:
Authorized by buyer and seller

Realtor calls Sara to put loan in high gear

Sara orders Appraisal ($350+)

Escrow company gives Sara Preliminary Title Report

Sara Updates file with Buyers

Appraisal returned

Loan type chosen

Loan is submitted to Lender

Approval with Conditions received
(lift loan contingency and increase deposit to 3% of price if comfortable with conditions)

Conditions worked on and satisfied

Lock loan (choose final rate / fees)

Lender 'Draws' Documents

Buyer to Escrow to sign
IF REJECTED
Re-Offer or look for another property



You and your Realtor have property condition Inspections, examine RETDS, any other relevant information
